Art. 1 General
The lessor: Hutstuf BV, Tiburstraat 32 – 2840 Rumst – VAT no. 0758979468
The hirer: The person who concludes an agreement with Hutstuf concerning the rental and use of a holiday home, hereinafter referred to as the “Hut”.
The guests: The hirer and all persons designated by the hirer who use, or will use, the Hut.
By paying for a reservation, the hirer confirms acceptance of these Terms and Conditions and Hutstuf’s Hut Rules. Hutstuf reserves the right to amend these Terms and Conditions at any time, taking into account the rights and reasonable expectations of the hirer. The hirer must be at least 18 years of age at the time the agreement is concluded.
Hutstuf processes personal data solely for the execution of the agreement and, where applicable, for marketing purposes in accordance with GDPR. See our Privacy Policy for details.
Art. 2 Payment and Reservation
The rental agreement becomes binding only once Hutstuf has received full payment. If payment is not received within two (2) calendar days after making the reservation, the reservation will be cancelled automatically, and Hutstuf may reoffer the dates. Prices include: stay in the Hut for the agreed number of guests, use of linen, utilities, tourist tax, VAT, final cleaning, and service costs. Payment methods: Mastercard, Visa, Bancontact, iDEAL, Sofort, or Hutstuf gift voucher (valid 24 months, non-refundable). A digital confirmation (email or electronic check-out during booking) has the same legal value as a handwritten signature.
Art. 3 Amendments and Cancellations
By the hirer:
Cancellation up to 21 days before arrival: free of charge. Amendments up to 21 days before arrival: free of charge but subject to availability, only price differences apply.
Cancellation 21-14 days before arrival: 50% of the rental fee due – amendments 21-14 days before arrival at an administration cost of 100 EUR, price differences apply and subject to availability.
Cancellation 14-7 days before arrival: 75% of the rental fee due
Cancellation less than 7 days before arrival or no show: full (100%) rental fee due
By Hutstuf:
If Hutstuf cancels due to circumstances beyond its control, it will offer new dates or refund in full. If the hirer has already arrived, Hutstuf will, as far as possible, offer alternative accommodation or refund the price difference.
Force majeure (such as natural disasters, pandemics, government restrictions) entitles Hutstuf to cancel the booking without liability for damages; the hirer may be offered rebooking or a voucher.
Art. 4 Hutstuf’s Rights and Obligations
Hutstuf is bound by the agreement once full payment is received. The Hut will be delivered clean and in good condition. Hutstuf may enter the Hut and grounds to verify compliance or perform urgent maintenance (after notifying the hirer where possible).
Liability:
Hutstuf is not liable for theft, loss, personal injury, technical faults, or nuisance caused by third parties.
Liability is limited to cases of intent or gross negligence by Hutstuf.
Any liability is capped at the total rental fee paid by the hirer.
Art. 5 Hirer’s Rights and Obligations
Check-in: from 5:00 pm; check-out: by 11:00 am.
Damage or defects must be reported on arrival day.
No subletting, extra guests, or visitors without written consent.
Hut and grounds are for residential use only; no parties, events, or filming without prior permission.
Children must be supervised; outdoor use is at own risk.
Smoking prohibited except in designated car park.
Pets not allowed.
Parking only in designated space.
Quiet hours: 10:00 pm – 8:00 am; no nuisance or decorations (party tents, lights, etc.).
For safety: no candles, BBQ, deep fryer, fondue, or gourmet sets.
The Hut must be kept tidy; dishwasher may be run before departure. If extra cleaning is required, Hutstuf may charge additional costs.
Sanctions:
If the hirer violates house rules (e.g. parties, nuisance, smoking inside), Hutstuf may terminate the stay immediately without refund. Hutstuf may claim compensation for damage caused by the hirer.
Countryside risks:
By accepting these Terms, the hirer acknowledges the Hut is located in the countryside, with possible inconveniences such as insects, wildlife, bad or hot weather or hunting activities.
Art. 6 Complaints and Disputes

Complaints: must be submitted in writing (email or registered letter) within 30 days after the stay.
Disputes:
These Terms are governed by Belgian law.
For professional customers: disputes fall under the exclusive jurisdiction of the courts of Antwerp, Mechelen division.
For consumers: the competent court is that of the consumer’s residence, in accordance with European law.
